Tucker’s Cottage – Terms & Conditions
By making a booking, you agree to the following:

Confirmation & Payment
• Full payment is required at the time of booking to secure your stay.
• Bookings are not confirmed until payment has been received in full
Check-in / Check-out
• Check-in is from 3pm.
• Check-out is by 10am.
• Late check-out may be possible if agreed in advance (subject to availability).
Occupancy & Visitors
• Only guests included in the booking are permitted to stay at or visit the cottage.
• No additional visitors or unregistered guests are allowed on-site.
• We reserve the right to refuse entry or terminate a stay if this isn’t adhered to.
Licensed Premises – Outside Alcohol Policy
• Tucker’s Grave Inn is a licensed premises.
• Guests are welcome to enjoy their own alcohol inside the cottage.
However, no outside alcoholic drinks are permitted in the pub gardens, outdoor seating areas, or any other licensed areas on-site.
• Failure to comply may result in guests being asked to leave without refund.
Dogs
A maximum of 1 dog is permitted unless agreed in advance.
• Dogs must not be left unattended and are not allowed on furniture.
• Any damage or additional cleaning required will be charged.
Looking After the Cottage
We hope you have a lovely stay — we just ask that you treat the cottage with care.
On departure, please leave the cottage reasonably tidy, for example:
Wash up / load the dishwasher if used
Place rubbish in the appropriate bins
Leave furniture and contents as you found them
Any damage, breakages, or excessive cleaning required will be charged.
Smoking
Smoking, vaping and e-cigarettes are strictly not permitted inside the cottage.
Behaviour
Please behave respectfully towards the property, staff, and other visitors.
We reserve the right to terminate a stay without refund in cases of unacceptable behaviour, excessive noise, or breach of site rules.
Access & Maintenance
• We reserve the right to access the property if necessary for maintenance, inspection, or emergencies.
Liability
Guests stay at their own risk.
We are not liable for any loss, damage, or injury to persons or personal belongings during your stay.
Force Majeure
We cannot be held liable for events beyond our control (e.g. extreme weather, flooding, power cuts). Refunds or compensation in such cases are not guaranteed.
Cancellations & Refunds
All bookings are subject to the following cancellation terms:
• Cancellations made more than 30 days before arrival will receive an 80% refund.
• Cancellations made within 30 days of arrival are non-refundable.
Booking Protection (Optional)
Life happens — cars break down, kids get sick, and sometimes plans just go sideways.
When booking, you’ll have the option to add Booking Protection through our partner XCover (usually around 7–8.5% of your booking total).
Booking Protection is optional and must be selected at the time of booking (it can’t be added later).
It is separate from Tucker’s cancellation policy (which still applies).
If you choose not to take it, our standard cancellation terms apply — no exceptions.
If you do take out Booking Protection, any refund requests must be made directly through XCover.
We do not handle or decide claims.
IMPORTANT
Booking Protection does not change our Terms & Conditions — it simply gives you a way to try and claim your money back through XCover if something goes wrong.
We strongly recommend adding it, because once you’re inside our cancellation window, we won’t be able to help — even if you ask nicely.
General
We reserve the right to amend these terms at any time. The latest version will always apply to your booking.
